Shipping container home builders: compare US project scopes
Choose a container-home builder by what the business will deliver for your parcel. A shell supplier, a residential module manufacturer and a contractor handling a complete dwelling have different responsibilities. Compare the same finished specification and all site costs before choosing on price.

Examples of published US container-home offerings
These businesses publish residential container project scopes. Check the contracting entity, current service at your ZIP code and the proposed building classification. Participation in ContainerFox quote requests and project acceptance require separate confirmation.
Backcountry Containers
Publishes single-container residential models and custom multi-container home projects.
Ask before contracting: Confirm the design package, build location, site-specific engineering and who completes foundations, connections and occupancy approvals.
Custom Container Living
Publishes factory-built container-home layouts, including studio and larger residential configurations. Its stated business address is in Butler, Missouri.
Ask before contracting: Compare the chosen layout and options with the finished package, transport, site work and the installation state's approval requirements.
Bob's Containers
The Texas-based business publishes residential container and ADU options. Its website identifies a change of ownership and management in March 2026.
Ask before contracting: Verify the current contracting entity, project references, included design work and responsibility for the delivery site's approvals and installation.
MODS/Integral Solutions
Publishes custom shipping-container residential and commercial project capabilities through its joint-venture business.
Ask before contracting: Confirm whether it accepts your project scale and location, then identify the fabrication, site contractor and design responsibilities in the actual contract.
The advertised scope is an initial selection criterion. Obtain recent comparable completed-project references, verify the applicable state and local licenses or registrations, and confirm insurance, bonds and any required warranty protection for the actual contract. A supplier's certification claim does not replace this project-specific check.
Compare the building package, not just the module price
Container-home supply packages and completion responsibilities
Package
What to identify
Check the completion costs
Container shell
The structural starting point and its documented condition.
Design, openings and reinforcement, thermal envelope, interior, systems and all site work.
Factory-built residential module
The specific finished module and included design/approval documents.
Parcel approvals, foundations, transport and lifting, utility connections, inspections and final occupancy.
Design-and-build project
The responsibilities expressly included in the project contract.
Any exclusions for land, surveys, permits, site infrastructure, external contractors and final handover.
For a 20ft or 40ft home module, compare the finished internal dimensions after insulation and partitions. A nominal shell footprint is not the usable dwelling area. Ask for the structural design for openings and combined modules, climate-specific envelope design, installed systems and the drawings needed for review.
Include surveys, engineering, foundations, anchorage, site access, transport, lifting, services, drainage, inspections, fees and contingency in the complete project budget. A starting module price cannot establish the delivered cost of an approved home.
Match the factory route to the installation jurisdiction
Confirm whether the proposal is site-built, factory-built modular construction, a HUD-code manufactured home or another classification. A shipping-container appearance, small floor area or movable design does not establish the applicable program. RV certification does not by itself authorize permanent residential occupancy on a parcel.
For factory-built work, identify the design approval, inspection agency and required label or insignia for the relevant state program. Separately assign responsibility for zoning, site foundations, connections, installation inspections and final occupancy. Factory approval does not approve the parcel.
Use the US container-home permits guide to prepare the location-specific questions. Ask the reviewing authority to confirm the route before committing to a unit or construction contract.
Put five responsibilities into the written scope
01
Design and documents
Who coordinates architectural, structural, energy and service drawings, and who answers review comments?
02
Factory and site work
Which work is completed off site, what approvals accompany the module, and which contractor completes the parcel?
03
Price and changes
What is included, what is an allowance, which taxes apply, and how are changes priced and authorized?
04
Delivery and acceptance
Who handles route planning, unloading and lifting, damage inspection, installation and commissioning?
05
Payments and handover
What milestones trigger payments, what happens if work is delayed, and which inspection, warranty and occupancy documents are delivered?
ContainerFox's existing residential conversion inquiry records your project requirements for private review. Matching a specialist builder, its service territory and its willingness to quote must be confirmed. The site does not take a construction deposit or sell a completed home through the container shop.
Questions to ask a container-home builder
How do I choose a shipping container home builder?
Compare relevant completed projects, the actual contract entity, required licenses or registrations, insurance and the proposed design and approval route. Ask who handles the factory package, foundations, delivery, utilities and final occupancy for your parcel.
Can a general container supplier build a permitted home?
Container sales or modifications alone do not demonstrate a residential construction service. Ask for a written dwelling scope, comparable project evidence, qualified design and construction responsibilities, and the documents required by the reviewing authorities.
Does a factory-built container home need local approval?
Confirm the state factory program and the local site approval route. A factory approval or label does not establish zoning, foundation, connection or occupancy approval for the parcel.
Do all small or movable container homes qualify as manufactured homes?
No. Determine the actual classification and certification route. Size, appearance and mobility alone do not establish HUD-code manufactured-home status, and RV certification does not establish permanent dwelling approval.
Will comparing builders guarantee the lowest price?
Comparable written scopes help identify the best value available for your project. Availability, qualification and prices must be confirmed, and ContainerFox cannot guarantee a minimum price or multiple matching builder quotes.
