Prepare the site facility requirements first

Which employee facilities does your site need?

Site facilities bring together the spaces used by teams to change, eat, wash and, depending on the project, work in an office. Start with the uses and the number of people present at the same time.

Fixed site

Modules to combine

Distribute offices, break room, locker rooms and toilets across one or more modules. Request a layout plan showing the capacity of each room.

Mobile team

A portable employee facilities module

For a towable mobile unit or a cabin moved by truck, specify movement frequency and available services. Check the transport method and what is self-contained: toilets, water storage, electricity or heating.

Existing installation

An additional module

Add an office, locker rooms or toilets to the available facilities. Describe what already exists to avoid duplicating equipment.

In the quote, ask for furniture, heating, ventilation, hot water and kitchen equipment to be itemised. The term 'equipped employee facilities module' alone does not tell you the exact contents.

What should a site facilities quote include?

No verified Australian site facilities rental or purchase price sample is published here. Ask for the configuration and services your site actually needs; a dry shipping-container price is not a site facility price.

Equipment

Specify the exact units, usable facilities, fittings and capacity for the proposed workforce and working hours.

Ready for use

Include delivery, unloading, supports, assembly, water and drainage arrangements, electricity and commissioning before work starts.

Throughout the project

Price cleaning, consumables, tank emptying and water replenishment, maintenance, emergency replacement and final collection.

Ask for the charge period, GST where applicable, minimum rental, extension and notice terms, and every delivery or collection charge. Commercial rental terms do not change the requirement to provide suitable employee facilities from the start and throughout the work.

The facilities to have ready from day one

Identify the state or territory WHS regulator and applicable approved facilities code. Victoria uses its OHS framework and has construction-specific guidance. Confirm suitable facilities before work starts and maintain them throughout the project.

Accessible, clean toilets

Plan adequate toilets for the people using the workplace under the applicable state or territory WHS or OHS rules. Check the locally approved facilities code, building requirements and any construction-specific guidance before selecting fixture numbers.

Specify: Record peak workforce, shifts, privacy, individual needs, accessible use, safe access, lighting, handwashing and servicing. Confirm portable units and wastewater arrangements for this site.

Handwashing and task hygiene

Provide suitable washing arrangements with water, cleansing products and hygienic drying. Assess the actual work: exposure to hazardous substances or contamination may need additional washing, showers or specialist decontamination.

Specify: Describe supply, drainage, temperature, consumables and cleaning. Keep contaminated equipment and clothing away from clean facilities; agree controls for hazardous tasks with the responsible safety professional.

Safe drinking water

Provide accessible drinking water and keep the supply safe and hygienic. Assess heat, physical work, remote access and interruptions in supply when planning replenishment.

Specify: Assign filling, storage, cleaning and backup supply. Separate drinking water from non-potable outlets. Plan shade, rest and heat controls for the actual conditions.

Changing and clothing storage

Assess whether the work requires changing rooms, secure personal storage, drying facilities and separation of contaminated protective clothing. Provide privacy and arrangements suitable for the workers using them.

Specify: State the work, contaminants, wet clothing and laundering or disposal responsibilities. An ordinary site cabin does not establish compliance with specialist asbestos or other hazardous-work requirements.

Meals, breaks and shelter

Plan clean eating and break facilities away from contaminants, with suitable seating, shelter and facilities for food and drink. Assess heat, cold and remote work as part of the workplace risk assessment.

Specify: Record simultaneous users, furniture, weather protection, ventilation, cleaning and any food storage or preparation needs. Maintain access while units move or are serviced.

Check the workplace jurisdiction

New South Wales

Use the locally approved facilities and construction codes. From 1 July 2026, section 26A requires compliance with relevant approved codes or an equivalent or higher standard of health and safety.

SafeWork NSW: facilities guidance

Victoria

Use the OHS Act 2004 and applicable Victorian guidance. The Facilities in construction code has exclusions for specified residential work and small, short civil works. Those exclusions do not remove the underlying duty to provide adequate facilities.

WorkSafe Victoria: facilities guidance

Queensland

The facilities Code of Practice 2021 was varied from 1 September 2026. Construction projects also have specific WHS Regulation amenities duties, including designated female toilets where required; confirm Schedule 5A and the project's workforce, cost and levels.

Workplace Health and Safety Queensland: facilities guidance

Western Australia

Use the WHS Act 2020 and relevant General or Mines Regulations. Shared or nearby facilities must be suitable and safely accessible when workers need them. Construction-specific guidance and wastewater approvals require separate checking.

WorkSafe WA: facilities guidance

South Australia

Use the WHS Act and Regulations 2012 and locally approved facilities code. Consult workers and coordinate with other duty holders about the workforce, hazards, access, cleaning and any shared facilities.

SafeWork SA: facilities guidance

Tasmania

The current facilities code took effect on 23 April 2025 under Tasmania's WHS framework. Check construction guidance as well as facilities for outdoor, remote and isolated work.

WorkSafe Tasmania: facilities guidance

Australian Capital Territory

The facilities Code of Practice Approval 2025 took effect on 5 November 2025 and revoked the 2020 approval. Establish adequate and timely access under the ACT WHS framework, with construction guidance for the actual site.

WorkSafe ACT: facilities guidance

Northern Territory

Use the WHS (National Uniform Legislation) Act and Regulations 2011. The approved facilities code was varied on 12 March 2026. Include heat, remote access, emergency arrangements and supply interruptions in the facilities plan.

NT WorkSafe: facilities guidance

Model codes apply only where adopted or approved locally; verify the applicable jurisdiction and work.

Your choices will be included in the quote. You will be able to specify the modules, connections and delivery. These guidelines do not replace validation of the site configuration.

The 4 points to clarify before delivery

A few details about your site will help prepare installation and avoid a quote that is missing items.

  1. Access and lifting

Gate width, bends, overhead obstacles and distance between the truck and the module location. Include photos.

  2. Ground conditions and siting

Location, level and supports to be approved, passages between modules, doors and team access.

  3. Service connections

Available electricity, drinking water and drainage, distance to services and remaining work to plan. For off-grid use, specify filling and emptying.

  4. Commissioning and maintenance

Who assembles, connects, checks and cleans? Also ask for clarification on toilet cleaning and removal at the end of the project.

Installation plan: information to requestExternal dimensions, rooms, openings and connection points.

Ask the supplier for a dimensioned drawing of the proposed configuration, in PDF or DWG if your team uses that format. Check the footprint of the modules, doors, access routes, connections and handling areas. Have the layout approved for the ground conditions and site organization.

Prepare the site layout plan

Rent or buy your site facilities?

Compare both options with the same rooms and equipment, over the intended period of use.

Rental for the site

Cost the rental rates, delivery and collection, and included services. Ask about the minimum charge, extension terms and the notice period to arrange collection.

Compare rental offers

New or used purchase

If you reuse the modules, factor in transport, storage and maintenance. For used units, check weathertightness, insulation, internal condition and electrical and plumbing installations.

Compare purchase offers

There is no universal duration after which purchase becomes more advantageous. Do the calculation for one project, then for the reuses you actually plan.

Prepare the rental period, contract and collection

Who makes sure employee facilities are provided?

Identify the duty holders under the applicable state or territory WHS or OHS law and locally approved facilities guidance. On a site with multiple employers, agree coordination, access for each crew and who maintains the facilities. A contractor's or rental company's service agreement does not remove another employer's applicable duties. Assign equipment, potable water, cleaning, wastewater removal and fault response before work begins.

Before work starts

Identify the applicable WHS or OHS regulator and locally approved code. Agree duties, functioning facilities, safe access and arrangements for all crews before work starts.

During the project

Assign inspection, cleaning, consumables, tank servicing and fault response. Reassess workforce, shifts, weather and hazards. Keep the records required by local rules and the contract.

When moving or removing units

Maintain facilities while units are isolated or relocated. Plan safe utility work, transport, lawful wastewater disposal and replacement provision.

A short duration, small workforce or mobile work does not provide a general exemption. Existing facilities can be used only when the arrangement is suitable, agreed and available whenever workers need it. Renting equipment does not transfer all occupational health and safety responsibilities to the rental company.

Your questions about site facilities

How much do site facilities cost?
Request a quote for the selected facilities, duration, delivery, installation and servicing. This page does not publish a verified Australian site facility price sample. Compare identical equipment and the total charge through collection, including GST where applicable.
How many modules should I plan for my team?
Enter the maximum number of people present at the same time, meals taken on site, locker rooms, toilets and offices required. The number of modules depends on their layout and equipment. Use the calculator to prepare your request, then have the configuration confirmed for your site.
Can a mobile employee facilities module work without connections?
It depends on the model and equipment. A self-contained toilet does not mean the whole employee facilities module is self-contained. Ask for clarification on water and energy supply, drainage, stated autonomy and frequency of filling and emptying.
Does the price include delivery and connections?
Check the quote: transport, unloading, ground preparation, assembly and connections may be priced separately. For rental, also ask about collection costs and cleaning and return conditions.
Can I buy a used employee facilities module?
Yes. Ask for the list of equipment and its condition, recent photos and the possibility of inspecting the modules. Compare the delivered and installed cost by adding any repairs or adaptations needed for your use.
