What dimensions should you consider for a modular site building?

Ask for the dimensions of the model offered. For a building advertised as around 6 metres or 15 m², distinguish between the external footprint and the usable internal area.

External envelope

Request length, width, overall height and any roof, stair or equipment projection. These dimensions affect siting and transport.

Finished interior

Request clear dimensions after insulation, linings and services. Lay out furniture and required circulation before assigning an occupancy.

Installation details

Obtain equipped mass, approved lifting points, foundation and anchorage requirements, and the actual door clear opening.

There is no single Australian building size. The downloadable site-layout rectangle is an illustration, not a supplier model or an approved building design. Use the exact model drawing to assess site wind or cyclone loads, flood, bushfire, fire safety, energy and access requirements.

A modular site building must support the required facilities

Identify the state or territory WHS regulator and applicable approved facilities code. Victoria uses its OHS framework and has construction-specific guidance. Confirm suitable facilities before work starts and maintain them throughout the project.

Accessible, clean toilets

Plan adequate toilets for the people using the workplace under the applicable state or territory WHS or OHS rules. Check the locally approved facilities code, building requirements and any construction-specific guidance before selecting fixture numbers.

Specify: Record peak workforce, shifts, privacy, individual needs, accessible use, safe access, lighting, handwashing and servicing. Confirm portable units and wastewater arrangements for this site.

Handwashing and task hygiene

Provide suitable washing arrangements with water, cleansing products and hygienic drying. Assess the actual work: exposure to hazardous substances or contamination may need additional washing, showers or specialist decontamination.

Specify: Describe supply, drainage, temperature, consumables and cleaning. Keep contaminated equipment and clothing away from clean facilities; agree controls for hazardous tasks with the responsible safety professional.

Meals, breaks and shelter

Plan clean eating and break facilities away from contaminants, with suitable seating, shelter and facilities for food and drink. Assess heat, cold and remote work as part of the workplace risk assessment.

Specify: Record simultaneous users, furniture, weather protection, ventilation, cleaning and any food storage or preparation needs. Maintain access while units move or are serviced.

Use the locally approved facilities and construction codes. From 1 July 2026, section 26A requires compliance with relevant approved codes or an equivalent or higher standard of health and safety.

Victoria

Use the OHS Act 2004 and applicable Victorian guidance. The Facilities in construction code has exclusions for specified residential work and small, short civil works. Those exclusions do not remove the underlying duty to provide adequate facilities.

Queensland

The facilities Code of Practice 2021 was varied from 1 September 2026. Construction projects also have specific WHS Regulation amenities duties, including designated female toilets where required; confirm Schedule 5A and the project's workforce, cost and levels.

Western Australia

Use the WHS Act 2020 and relevant General or Mines Regulations. Shared or nearby facilities must be suitable and safely accessible when workers need them. Construction-specific guidance and wastewater approvals require separate checking.

South Australia

Use the WHS Act and Regulations 2012 and locally approved facilities code. Consult workers and coordinate with other duty holders about the workforce, hazards, access, cleaning and any shared facilities.

Tasmania

The current facilities code took effect on 23 April 2025 under Tasmania's WHS framework. Check construction guidance as well as facilities for outdoor, remote and isolated work.

Australian Capital Territory

The facilities Code of Practice Approval 2025 took effect on 5 November 2025 and revoked the 2020 approval. Establish adequate and timely access under the ACT WHS framework, with construction guidance for the actual site.

Northern Territory

Use the WHS (National Uniform Legislation) Act and Regulations 2011. The approved facilities code was varied on 12 March 2026. Include heat, remote access, emergency arrangements and supply interruptions in the facilities plan.

Start from the same intended use and equipment level. The period of use, moves and condition of the unit all affect the budget.

Add up the rental charges, delivery and collection, and services. Ask about the minimum charge, extension rate and collection terms.

Preparing the site and delivery

Provide the delivery postcode and full project address so the supplier can quote installation and any necessary services. Establish permitting jurisdiction from the actual parcel and intended use; a postcode alone is not enough.

    Gate width, bends, slope, overhead obstructions and space to manoeuvre. Photos help the discussion.

  2. Installation location

    Distance from the truck to the position, ground conditions and any supports to be approved. State who will provide the unloading equipment.

  3. Available utilities

    Electricity, water and drainage depending on use. Give their distance from the building and ask for connection costs to be quoted.

  4. Schedule and parties involved

    Preferred date, acceptance of the unit, commissioning and maintenance. For rental, also plan access for collection.

Installation and regulations: key checksTemporary or permanent use, site occupancy and team needs.

Present the intended use, duration and location to the municipality or responsible building authority. Rules for temporary installations linked to a site do not automatically apply to a permanent office or accommodation. For public land or the highway, check any additional permission with the relevant authority.

Before fabrication or purchase, ask the building surveyor or certifier which approvals and inspection evidence apply to the modular building. Coordinate the NCC edition adopted for the site, wind or cyclone loads, anchorage, fire, services and access. Agree acceptance of factory work and inspection of concealed details before shipment. Temporary use does not settle planning approval, utility connections or workplace duties.

What is the floor area of a modular site building?
It depends on the actual model and fit-out. Ask for external dimensions, finished internal dimensions and a furnished plan. A nominal 20ft or 6m label does not establish the usable area, occupancy capacity or Australian code compliance.
Can you buy a used modular site building?
Yes. Check the condition of the unit and its equipment, then add transport, installation, connections and any repairs to the purchase price. Ask the seller to specify what is included and what guarantees are offered.
Do you need permission to install a modular site building?
Requirements depend on the use, location and duration under the rules of the relevant state or locality.
